In the mortgage process, preparation is key. it is best to start preparing at least six months in advance. Talk to a trusted mortgage advisor, let them run your credit, analyze your income and asset documents, etc. It’s easier to address molehills that come up during that process than the mountains that they’ll be when you come to the mortgage person after you’ve signed contracts. At that point, they can only react to what you have.

If you plan in advance you can do things like address minor credit issues and raise your credit score enough to improve your interest rates. Or discover other things like needing to have two years of self-employment history before you can use that income to qualify. The important takeaway here is if you’re thinking about buying a house you should start the process of looking into where you’re at and where you need to be 6-12 months in advance.
